The project occupies a prime plot of 7982 sq.m adjacent to Rawdhat Abu Dhabi and facing Al Bateen Executive Airport. Options are provided for the podium with or without retail area at ground and mezzanine levels. Therefore in option 1, the built-up area reaches 40,000 sq.m accommodating 5,340 sq.m retail and 186 flats in total; while in option 2, the BUA is reduced to 35,000 sq.m providing 206 flats. In both options the podium, ground and mezzanine floors, is a unifying mass from which three six storey residential buildings are raised and carefully grouped to embrace an open recreational space where residents can congregate and socialized.
The flats are designed in a linear form with double loaded corridors considering the plot sensitive location and conditions as well as ensuring proper natural lights and views. As for the elevations treatment, the theme is modern in approach harmoniously combining between different masses, materials and colors; an overall unity is achieved but at the same time variations is also considered to avoid monotony and ensure each building identity.
